Description
We are engaged with a leading residential property and asset management company based in Dublin, Ireland. They manage a large portfolio of residential rental units across Dublin many of which are institutionally owned apartments, multi-unit developments, and co-living spaces.
They are searching for a dynamic, results-driven head of facilities and maintenance to step into a senior oversight role steering daily engineering and property service standards across a multi-site residential portfolio in the capital region. This is an active, engagement-focused position ideal for a practical expert capable of taking complete ownership of infrastructure upkeep, strategic planning, and rigorous regulatory compliance to safeguard residents and personnel.
The Role
Staff Mentorship & Department Oversight
- Supervise and guide an in-house technical crew comprising skilled trades and general operatives; coordinate shift rosters, evaluations, and day-to-day workflow prioritization.
- Drive fiscal responsibility within the department, administering operational budgets, equipment acquisition, and commercial vehicle fleet logistics.
- Evaluate team competencies to design targeted technical training programs, ensuring personnel remain proficient with advanced automated infrastructure (such as BMS and HVAC networks).
- Optimise the end-to-end lifecycle of support tickets, from initial intake and triage to final resolution.
Facility Operations & Technical Servicing
- Formulate and execute a comprehensive proactive maintenance framework covering complex building networks (HVAC, plumbing, electrical grids, BMS, and shared resident amenities).
- Coordinate cyclical servicing across the entire asset portfolio, incorporating fire protection systems, water hygiene management, electrical inspections, drainage maintenance, and heating appliance servicing.
- Resolve operational faults swiftly to mitigate downtime; triage and orchestrate daily technical repair requests.
- Maintain rigorous, audit-ready logs documenting every maintenance action, capital repair, and financial expenditure.
- Track site occupancies and ensure seamless continuity across property engineering workflows.
Vendor & Vendor Partnership Relations
- Qualify and onboard external specialist contractors for complex interventions (e.g., vertical transportation, structural roofing, heavy electrical works), verifying comprehensive insurance and regulatory alignment.
- Oversee external performance metrics and service-level agreements to guarantee that all outsourced projects meet strict quality, timeline, and financial thresholds.
- Coordinate with commercial vendors to maintain optimal inventory levels of specialized instruments, hardware, and replacement components.
Regulatory Frameworks & Workplace Safety
- Serve as the primary authority for occupational health and safety; author and supervise guidelines aligned precisely with national legislative standards.
- Execute frequent hazard evaluations, deploy corrective barriers, and keep foundational safety declarations perpetually current.
- Verify the operational readiness of life-safety assets—including suppression gear, alarms, and emergency illumination—while steering evacuation simulations and crisis protocols.
- Track team safety credentialing and preserve exhaustive compliance records.
Candidate Profile & Criteria
- Background: Extensive experience in property asset operations, multi-unit residential administration, or hospitality-sector engineering environments.
- Regulatory Knowledge: Comprehensive mastery of regional occupational safety frameworks and structural housing codes.
- Problem-Solving Approach: Exceptional diagnostic aptitude paired with a willingness to roll up one's sleeves and engage practically with technical challenges.
- Communication: Refined interpersonal capabilities to foster positive relationships with occupants, internal teams, and service partners.
- Technical Acumen: Demonstrated familiarity with computerized maintenance management systems (CMMS) alongside a valid, unendorsed regional driving authorization.
